

What could be causing my neighbors grass to grow so we'll, I never see him water or do anything, you can see the weeds/crabgrass in his yard. My yard I've only just started to control it was 80% weed before. So I don't expect to be looking nice yet. But I kinda wanted to know if a I should actively be de that hing the killed weeds on my side and b if maybe I should try and just lay down sod of Bermuda since it appears to grow quite well, or if I should just seed with a mix of Bermuda and maybe fescue? This is in North Texas Fyi. Also not sure it's alright or not but you can see on the right where I started digging up well established crab grass from before. Just looking for some guidance!

That is 100% not a neglected lawn.
I would not de-thatch, if your entire law looks like that Bermuda will fill in so start a regular preemergent routine and push the Bermuda with a regular fertilizing schedule if no irrigation make sure you apply before a rain or water in. If you sod you should prep the entire area.
He’s not scalping it when he cuts it.
should def ask him what the secret is. Might be a different strain of grass completely to yours.
He might water early AM and you would miss it

The reason I know he doesn’t water it or anything at least not anymore, is that the house has been up for sale now for like 2 months he doesn’t live there anymore.
Bermuda looks “nice” when it is long like that but as soon as he cuts it it’ll look thin and scalped. Bermuda does best when mowed low and consistently so. You could have a half decent looking Bermuda if you let it grow to cool season lengths but it will not be amazing to walk in.
I’d be more concerned about the van.
give it a couple years fertilize use certainty for weeds and you too will have his bermuda.
You’re just a little late. In NTX, the last frost date is around March 20th, meaning your neighbor had a 1 month head start. Early fert is my guess.

Looks like the neighbors lawn was recently resodded.
Cutting short is exposing the ground. The sun is heating up the ground, removing moisture. His grass is long, shading the ground, keeping in moisture. Go put your finger in his lawn, touch the dirt, what do you feel. It’s probably cooler and moist. This is also keeping worms and other things below the soil happy and healthy. If you cut too much off your lawn at one time, it stresses the lawn, do it every week, and you’re inviting pests and diseases. Not bagging the lawn also helps add nitrogen back to the soil. Excess traffic causes compaction.
I rented a house and during a drought we weren’t allowed to water the lawns.
The lawn was popping off for some reason. Turned out there was a leak in the septic line… free water and fertilizer for the plants 🤢🤮
By not scalping it down to bare dirt like the other yard in the picture
