Is it close to a grow light? It’s only one, I wouldn’t worry too much unless it starts to affect all the leaves- then it’s a watering situation (get a moisture meter) otherwise, just move it a bit further away from its light source.

Could be: 1) too much water, 2) too little water, 3) sunburn. To remedy either of the first two, you could buy a cheap moisture meter. I used to not need one when I only had a few plants, but now that I have like 30 and some are getting big, just poking my finger into the soil isn’t enough to tell me what’s going on deeper in the pot.
