We have TruGreen, I installed an irrigation system and seems like no matter what we’ve been doing there’s a lot of “dead” grass mixed in the green. Other neighbors lawns are completely green without any “dead” or discolored grass.
Not sure if I can do anything else. Any help would be greatly appreciated!

I think they may be mowing too low.
St Augustine needs to be mowed high. Put your mower on the highest it goes and you’ll be surprised how green it’ll get
