I have had both the jade plant and the pilea plant for about 9 months. They're on a south facing window and I water them whenever the leaves get soft or until the soil is completely dry. These black rings have appeared on both of them and on the jade they start out as little whiteish circles. On one infected leaf i pulled out the circle was kind of like a pimple as in it stood out from the rest of the plant but after dissecting the leaf the interior was normal.

    It could be a buildup of salts in the water so try and wipe it off first

    I know jade plants get white dots in the leaf’s pores as a way to secrete excess salt, typically from hard water. That would explain the white bit all over the leaves, but not sure about the white *rings*. If you can’t find anything specifically about the rings, you could try a water softener or bottled water for a bit and see if that makes a difference.

    To add another possibility. I’m pretty sure the jade issue Could be edema. This could be from inconsistent watering if you’ve changed up your habits recently or if you over watered and suddenly underwatered. It’s a secretion through the skin of the plant so it would make sense if you cut it up that you would see it deep in the leaves.

    My first reaction is that it could just be burn spots manifesting because pileas shouldn’t be getting south sun. Depending on how long it’s been in that window, maybe it’s fine. Do you have winter where you’re at? The other thing could be that if you have wind yet and you had drafts these things could be a result of the cold. Drafts can damage plants in weird ways.
