Has the foliage turned white, key lime green? Looks to me like someone has treated for weeds and one is seeing the results of no chlorophyll in the targeted plants

Neighbors get lawn sprayed very frequently. Which may explain discoloration along property line. I appreciate all the suggestions!

Look like it could be a lawn disease potentially, to me it doesn’t look like grubs. If you pull on the grass and it peels up like carpet it could be grubs. But the weird “pattern” to me suggests it’s some type of lawn disease potentially. Not sure where you’re located, but I’d do some research on lawn diseases that are common in your area for this time of year. Generally getting a non-metal rake and LIGHTLY raking the yellow areas to allow for some airflow will help as well.

And closer photos of damaged areas. Where does browning occur on the plant, what does the “green” leaves look like next to it, spotted, curling, shriveling, and even the tone of brown itself, can help with identification

Are almost all the spots it appears in low spots where water would settle?
Kinda looks like some snow mold damage from winter, this year was bad for it , but if water pools there and we do the freeze thaw freeze thaw thing you can get damage like that.
Up close does not look as much like snow mold , but It looks like you have drainage back there so my wild ass guess this is water/freeze related. Up close photos not as much but maybe there are a few things going on as the different kinds of grass comes out of dormancy.
