    Maybe needs fertilizer? I am just guessing but when the plant lacks certain nutrients the newer leaves are fed because the lymph takes the nutrient from older leaf that are no longer growing to the newer ones..

    First glance -Looks like root rot -cut off healthy stems, dip in rooting hormone and repot with better drainage.

    Second glance -Does it get any light on the top? That could also be causing the root issues and why the lower stems are still okay.
