I’m no professional so take what I say with a grain of salt, but it looks to me like it’s just really dry there. It also seems to only be in front of the colorbond so maybe that’s either reflecting the sun there or radiating more heat than the wood, so it’s drying it out much more than the rest.
I’d say the solution would just be to water it a bit heavier there and try to get the grass you already have to expand. You also wouldn’t have great luck with the seeds given it’s the peak of a pretty hot summer unless you were out there keeping them moist all day – you’d be better off waiting until it starts to cool off a bit in autumn to seed.
