Edit: also keep mowing it and bagging the clippings

You can try, but she looks fucked to me.

It looks like you have a tiny amount of buffalo and the rest is dead. You could rake out all the dead stuff and try to get the buffalo to spread but it would take a really long time. I would personally just put in some new grass. You might be able to charge it to the outgoing tenant even… I had a neighbour who was renting and he moved his trampoline every couple of weeks to stop this happening.

Water and 10-1-5 would do wonders for it. It can fully recover with proper care based on photos shown. However, it needs to be done well and right.
How much time before it’s 70s outside there? Fall basically

Full reno would be my opinion. At least it’ll be easy treating weeds with killer seeing that they’re the only thing alive there. During your fall season, I’d de-thatch, aerate, over seed and top dress. Just be diligent with a controlled watering schedule. Then you’re next spring be aggressive with pre & post emergent. I don’t have a magazine looking lawn but the above method did wonders for my backyard which looked similar to yours. Just make sure to pick a grass seed that’ll excel

Looks like Buffalo? If you keep watering 1/2” every 3 days and cutting and cutting the lawn on the same interval. It should fill back in relatively quickly with 1.5 lbs of nitrogen for every 1000 sq ft. Every month or so.

No chance. That’s a full reno

ah mate, classic trampoline damage there. water alone won’t cut it – you’re looking at compacted soil and dead grass from lack of sunlight. here’s what you need to do:
1. give it a good rake first to remove the dead thatch
2. use a garden fork to aerate that area – just punch holes about 10cm deep
3. throw down some quality topsoil mixed with some gypsum to help break up that compaction
4. overseed with kikuyu or couch – both handle melbourne conditions well
5. keep it moist but not soaked for the next couple weeks
timing’s decent being in melbourne – spring’s a good time to get grass established before summer hits. might want to chuck some slow-release fertilizer down too while you’re at it
give it about 4-6 weeks and you’ll start seeing proper recovery if you follow those steps. just remember to water morning and evening until the new grass takes hold

I reckon water and nitrogen should fix it. My Kikuyu was similar to yours, albeit bit greener than yours and a week of consistent deep watering fixed it. Here’s what it looks like now. I’ve also had some patches that I used this product on: Garden Basics – lawn repair | seed and fertiliser Good luck!

Gonna need a lot more than just water
Throw some nitrogen down and keep watering
Edit: also keep mowing it and bagging the clippings

Water and fertilizer. Remove only a third of the blade with each mowing.
Water and fertilizer and St Augustine will take over your lawn. You can leave the clippings as they add mulch and nutrient as they decompose.

You want quick and beautiful results? Overseed with a warm weather grass that is good for your area.
Thatch and aerate. Balance your soil and reseed with a peat moss, starter mix. That’s dead
Water twice a week in the early am
